If you choose to rent a property through Gibson Lane we will require the following:
Before the start of the tenancy a deposit equivalent to 6 weeks rent (calculated by dividing the annual rent by 52 and multiplying by 6), in addition to the first months rent and the tenancy agreement fee must be paid. This is subject to contract and referencing, a landlord may require a higher deposit, rent in advance or a guarantor if the referencing criteria is not met or if you have pets, further details will be provided at that time.
Application Fee:
£500 per Tenancy.
The application fee is deducted from the final amount you pay when you move in.
Reference and Administration Fee:
£100 + VAT (£120.00) per applicant.
All applicants named on the tenancy agreement must be referenced.
Should your income (combined income for joint tenants) not meet 2.5 x the annual rent you will be required to provide a guarantor or pay rent in advance for the full term of the tenancy. Guarantors are required to complete the referencing process and must have an income of 2.5 x the annual rent.
Guarantor Reference and Administration Fee:
£100 + VAT (£120.00) per guarantor.
You should be aware that the need for a Guarantor may not become apparent until your referencing, (including for any joint tenants) has been completed, therefore guarantor referencing fee(s) will only become payable should a guarantor be required.
Tenancy Agreement Fee:
£150 + VAT (£180.00)
One off charge for the Tenancy Agreement preparation.
Renewal/Extension agreements:
£100 + VAT (£120.00)
One off charge for each renewal/extension.
Inventory Fees:
Inventory Check In/Out fees as per the Tenancy Agreement. In most circumstances the Landlord will cover the costs of the inventory and check in and the tenant will pay for the check out. The check out fee is usually deducted from the tenants deposit at the end of the tenancy. These fees are variable depending on the size of the property and the duration of the Tenancy and starts from £160 + VAT.
